California lender market β€” real originations 14 lenders, HMDA 2025

These are real mortgage lenders and the rates they actually charged on home-purchase loans they closed in California in 2025, computed from the Home Mortgage Disclosure Act public dataset published by the CFPB. Nothing here is invented.

These are historical medians, not quotes. They show what a lender's closed loans actually looked like last year. Your own rate depends on your credit, loan size, whether you pay points, and the market on the day you lock. No lender is connected to this build, so Hearthline cannot request live pricing from any of them.
Why this compares one product only

Every figure below is restricted to 30-year fixed-rate, primary residence, site-built single family, consumer purpose. That restriction matters more than it sounds. The unfiltered data mixes adjustable-rate loans with fixed, 15-year with 30-year, investment property with owner-occupied, and manufactured with site-built homes β€” all of which carry structurally different rates.

Blending them understates a fixed rate. In this dataset the adjustable-rate loans alone pulled the blended median from 6.5% down to 6.375%, and two large banks looked half a percentage point cheaper than they are on a 30-year fixed loan. So we compare like with like and say so.

Statewide there were 257,970 purchase originations in California in 2025; the lenders below account for 108,551 of them before the product filter above is applied. A lender/product cell is shown only where at least 50 loans closed, so thin samples are omitted rather than reported as an unstable median. Percentages for points and credits count only records where the field is reportable β€” a blank means the charge was not made and counts as zero, while "NA" means the field does not apply to that loan and is excluded.

Why no lender is "connected"

Live pricing requires an executed data agreement with each lender β€” wholesale rate sheets are confidential to contracted brokers. Hearthline has none, so it does not display live lender pricing and does not pretend to. What it can show is the public record of what these lenders actually did.

Per the build spec, a lender becomes active only after legal-entity and licensing verification, contract review, channel and state configuration, credential setup, security and privacy review, integration testing and operational acceptance β€” never because a rate sheet exists.
