Hearthline
Hearthline

The operating system for buying, financing, and closing a home.

Compare lender quotes apples-to-apples, see what lenders really charged from their own federal filings, track every step of a loan on one timeline, and know whose turn it is at a glance. Consumer-first, and no lender pays for placement.

The demo is open to everyone with clearly-labeled sample data. The real version โ€” real accounts, real data โ€” needs an access code.

Decode your Loan Estimates

Two lenders quote the same loan and the cheaper-looking one assumed $85/month for insurance while the other assumed $140. Hearthline names that trick out loud โ€” every comparison flags the lender leaning on the lowest assumption, and version changes are diffed so a quote can't quietly get worse.

What lenders actually charged

Public federal HMDA filings, not advertised teaser rates: median rates and costs for real California lenders, filtered to a true apples-to-apples cohort (30-year fixed, primary home, site-built). Lenders appear and rank only as their own filed data dictates.

How we make money

You never pay, and no lender can pay to look better here. Hearthline sells county market reports to lenders at a flat fee โ€” a fee that stays identical whether or not that lender ever appears well in the data. The separation is enforced by our build system, not by a promise.

For lenders

Hearthline produces county mortgage-market reports from public HMDA data โ€” where the closed-loan volume is and how the biggest covered lenders actually priced. Flat fee, never tied to referrals, and buying one changes nothing about how any lender appears to consumers. Three full samples are public.

What's real here, and what's sample

  • Real: the lender rates and costs (public CFPB/FFIEC HMDA filings, cited on the Sources page), the loan-limit and program figures (FHFA, HUD, VA, CalHFA โ€” all cited), and the comparison math itself.
  • Sample: the demo people and loan files. They are clearly labeled synthetic data so you can explore the full platform โ€” including the closing timeline and team accountability views โ€” without anyone's real information.
  • Never: a rate promise, a loan offer, or financial advice. Hearthline compares the quotes you bring; the decisions stay yours, and licensed humans make the calls on a real loan.
